East Coast Precast Marks 18 Years Serving Virginia
East Coast Precast, LLC was formed on June 19, 2007 as an offshoot of Superior Walls of Central Virginia, Inc. Today marks eighteen years of continuous operation as a structural precast concrete manufacturer at the same location outside Amelia. The anniversary is worth marking on the record and worth using to thank the people who have made the last eighteen years possible.
How we started
The company was founded to serve a segment of the Virginia construction market that Superior Walls of Central Virginia was encountering but not fully positioned to serve — structural precast for light industrial, commercial, and civil work beyond the residential basement wall applications Superior Walls specialized in. In year one, East Coast Precast operated out of a 25,000-square-foot plant on the current Superior Way parcel with twelve employees, one casting bay, and one used batch plant we purchased and refurbished that fall. Year-one revenue was approximately $1.2 million.
Where we are today
The plant footprint has expanded to approximately 50,000 square feet of indoor manufacturing with 12 acres of active yard, following the yard expansion completed in 2021. The plant now runs two casting bays and a dedicated finishing area, supported by an on-site batch plant with in-house QC testing. Staff has grown from the original twelve to approximately thirty-five, spanning production, finishing, QC, dispatch, engineering, and estimating. Annual revenue over the last three years has run in the mid-$5 million range, weighted toward B2B commercial and civil work with a long-standing residential and agricultural base.
Clients who have stayed
Some client relationships have carried across most of the company’s life:
- Smithfield Foods — first project 2010, multiple follow-on packages across the years, most recently a maintenance building envelope in 2013 that continues in service.
- The developer of Abbey Glen — Phase I in the original build-out era, Phase II delivered on schedule last year, and preliminary conversations on a possible Phase III expansion adjacent to the current community.
- Chesterfield County Public Schools — precast dugout structures at Cosby High School in 2011, and smaller precast site work packages on subsequent capital projects.
- Several central Virginia HOAs — Ridgefield, Birkdale, Manchester Pond, Midlo Pond, and Waterford — where the original StoneTree fence wall installation is now on a maintenance-not-replacement cycle, which is what precast is supposed to do.
- Contractors we cross paths with regularly on Mid-Atlantic commercial and industrial jobs — a short list of GCs and site subs who bring us on early when precast is under consideration for an envelope or site wall package.
Thanks
Thanks to the crews who pour, strip, finish, and set panels every week. Thanks to the drivers who back trailers onto tight job sites at six in the morning. Thanks to our subcontractors and material vendors, several of whom have been on our accounts payable rotation as long as the company has existed. Thanks to the design and engineering firms whose specifications we cast to, and whose questions we answer during the shop drawing cycle. And thanks to the clients who have kept the phone ringing through eighteen years of construction cycles, tax code changes, material price swings, and a global pandemic.
Looking ahead
No dramatic strategic pivots are planned. The next several years will continue the current mix: VDOT and municipal infrastructure precast, regional B2B envelope and site precast for Mid-Atlantic commercial and industrial jobs, StoneTree fence wall packages for HOAs and self-storage developers, and the custom precast one-offs that continue to come in the door because someone remembered we had done something similar in 2014. The 2024 automation conversation started at the NPCA show has moved into a formal capital planning cycle, and any decision on Bay 1 upgrades will be announced here when the timeline is set.
